To maintain order at the property, it is the responsibility of every owner/tenant to comply with the Code of Conduct for the property, as set up by the board of the owners’ association.
Including the following:
- Common areas:
- Drawing and painting on or other damaging or pollution of the property or its inventory is prohibited. Violation of this will entail a liability to the owner/tenant to the extent that the board of the owners’ association must assess the damage to be repaired.
- In the event of soiling of stairs and stairways, the necessary cleaning must be carried out immediately by the owner/tenant who is responsible for this.
- To ensure free access in case of fire, stairwells must be kept free of bicycles, prams, etc.
- Basements must be kept locked and free of objects which, by smell or otherwise, may be a nuisance or create a fire hazard.
- Remember to turn off the light in places where the light does not switch off automatically.
- The yard:
- It is recommended that all residents be considerate when using the garden and green areas in order to maintain the planting and grass. Likewise, parents are encouraged to make sure that their children do not remove sand from the sand pit.
- The mound towards Sofievej is a protected area and may not be used.
- All driving in the yard is forbidden, this applies to mopeds, motorcycles and cars.
- Garbage:
- Bulky rubbish can no longer be left in the basement as this area is closed!
- Kitchen waste as well as plastic, glass, metal, cardboard and paper must be sorted in the marked containers in the parking area.
- Noise regulations:
- Noisy work is allowed doing the following periods:
Weekdays: 07:00 – 18:00
Saturdays: 08:00 – 14:00
Sundays and public holidays: 10:00 – 14:00 - Music or any form of noisy entertainment must be muted in order not to disturb the surrounding residents and should not take place after 23:00 at all. When the surrounding residents are informed in advance, exceptions may be made.
- Noisy work is allowed doing the following periods:
- Renovation:
- Breakthrough of concrete e.g. for the establishment of extraction through the beam above the kitchen windows may only be carried out in agreement with the board of the owners’ association and a contractor designated by the board.
- The kitchen cabinets are in some cases bolted together with the neighbouring apartment. When replacing these, the neighbour must be notified.
- Replacement of taps and radiator valves may only be done by agreement with the board, and carried out by an authorized craftsman. If the water needs to be turned off for planned work, the affected residents must be informed with a minimum of 1 day’s notice.
- The employment of craftsmen for work on common property must be done in agrement with the board, including water, heating, etc.
- The bar to the yard can be opened upon request to the board, this must be done in due time (at least two days in advance) – See more under “The bar to the yard“.
- Andet:
- Feeding of free-living birds and animals must not take place on the property in order not to attract rats.
Furthermore, it is recommended that the owner/tenant complies with what is normally considered good behaviour and the Code of Conduct.
